Priced per tenancy, agreed against your portfolio.
Fettlr is billed on what you use rather than per seat, so a branch with four property managers pays the same as a branch with one. We are onboarding agencies directly at the moment, which means pricing is set case by case.
How the pricing works
- Charged per tenancy documented, not per user or per branch
- Rate falls as portfolio size rises
- Billed monthly in arrears on what you actually used
- No setup fee, no minimum term, no notice period
What every agency gets
- Unlimited photographs across every item in the schedule
- The full comparison report as a PDF, yours to keep and to file
- Invoices and receipts attached as appendices
- Unlimited staff accounts across the branch
- Onboarding and a direct line to the person who built it
For context on the alternative: an independent inventory clerk typically charges £100 to £150 to walk the same rooms at check-out, and the average UK deposit — the sum most check-out arguments are about — is £1,195.
Run it on one property first.
Nobody should sign anything on the strength of a website. The sensible first step is to put a real schedule through it and look at what comes out.

We run it through and show you the checklist it produces and the report it generates, on a call of about twenty minutes.
Try it on a live check-out
If it looks useful, run it on one real tenancy before any pricing conversation gets serious.
Pricing questions.
Why isn’t there a price on this page?
Because the honest answer depends on portfolio size and how you intend to use it, and a number here would be wrong for most agencies reading it. Ask and you will get a figure on the first call, not after three.
Is there a minimum term?
No. There is no minimum term, no notice period and no setup fee. If it stops being useful you stop using it.
Do you charge per user?
No. Charging per seat penalises exactly the thing that makes the evidence consistent, which is everyone in the branch using it. Staff accounts are unlimited.
What happens to reports if we stop?
Every report is a PDF you already hold. Nothing you have compiled is withdrawn, locked or held behind a subscription.

Tell us roughly how many tenancies you manage and how many check-outs you run in a year, and we will come back with a price.
